1) NNN Retail - located anywhere in the U.S. and portions of southeastern Canada.
2) Sale/leasebacks- for single tenant industrial properties in U.S. locations east of the Mississippi.
3) Single Tenant NNN Industrial- for investment properties in U.S. locations east of the Mississippi.
4) Distressed and lender-owned Multi-Family and Mult-Tenanted Retail locations within 40 miles of Philadelphia, PA.
5) Distressed and lender-owned land and building lots in any stage of approval or development in locations within 40 miles of Philadelphia, PA.
6) Senior Care Facilities - existing or to-be-built. Minimum of 300 units within 25 miles of Phila. PA
7) Unfinished construction projects within 15 miles of West Chester, PA
Our investment criteria depends on the type of property, but we generally are interested at cap rates above 9%. Due to the current recessionary market and the collapse of the Commercial Mortgage Backed Securities and "conduit" financing vehicles, it is very difficult to obtain financing on certain assets. Because of this, we especially look for properties that have in-place assumable financing.
